So you have come to the decision to sell your home. GREAT!!  Now that you have called us, let’s talk about how to make your home the perfect home for someone else to buy. You might love your home with all your heart, but you need to sell your home (no pun intended) to someone else’s heart now. Staging  your home is the best way to do that and a potential buyer has already decided what they are looking for so you have one shot to make a perfect first impression.

So what exactly is staging your home? Do you have to build sets and costumes and everything else that comes along with a play? NO.  What you do have to do is make your home look its best in order to stage your home to sell. Here are some tips to help you stage your home more effectively.

  • Decorate for the holiday at hand. Valentine’s Day is coming up and just because you are trying to move doesn’t mean that you can’t decorate for the lover’s holiday. Stop the Galleria Mall here in Fort Lauderdale and get a few things to liven up your home for Valentine’s Day. Let your potential buyer see what the house could look like all spruced up. Now that is a great way to stage your home!

  • Start packing. Put away all the clutter in your home. You may not think you have any but trust me, you do. Find that hot spot where mail collects and get rid of it. Clear off your desk and make sure everything has a place. If you have a wonderful display of family portraits on a foyer table, leave out a few and pack away the rest. A potential buyer wants to see what the house could look like with their stuff in it but too much of a good thing is too much. Leave out your most treasured knickknacks but give the appearance of warmth, not pack rat syndrome.

  • Set up comfortable furniture arrangements. You might like a ton of seating in your living room, but too much furniture might be overwhelming. Make each room look picturesque. A couch and loveseat in front of a fireplace with a chenille throw over the back of one or the other is a warm greeting when someone walks in but a couple of extra seats and 5 end tables to handle all the toys and pictures isn’t. Use common sense and be smart when staging your home.

  • Ever want to add a little green to your home but never got around to it? Buy a few small trees and put lights in it. This warms up a room tremendously and gives it a fresh new look.

  • Have a few bare walls you never got around to covering? Add a mirror and a few pictures or candles beside it. Mirrors make your room look bigger and candles add a warm scent to the home.

  • Don’t forget the bathrooms and kitchen. Scented soaps, towels arranged neatly and appliances put away make a huge difference when you are staging your home.

Theses are just a few simple tips to make your home warm and inviting for potential buyers to see. So stage your home so that when your guests get the grand tour, they will feel like they have truly walked into a palace, even though you put minimal effort into doing it.
