jk_rowling.jpgThe new Harry Potter book has come out and everyone is staying up late to see who lives and who dies.  Have you found out who the bad guys really are? Who would have thought that J.K. Rowling could go from a single mom down on her luck to a millionaire in just a few years? She is the epitome of inspiration to get up and do what you want to do in life. 

The same theory goes for real estate. Don’t take any piece of real estate for granted and just assume that it will stay broken forever. Here are a few things to keep in mind when you come across the run down or badly needed TLC home in Fort Lauderdale and are deciding on whether to revitalize it or not.

  1. Pick the bad apple and enjoy the last bite. Look for the most run down home on the block for 2 reasons.  You will get a good deal on it and you can make the most profit off of it after you fix it up.
  2. Don’t settle for any old neighborhood. Make sure you get into the neighborhood you want.  Don't compromise just because you can't find a good enough deal.  Take your time and let me help keep an eye out for you.
  3. Go for the average Joe and end up with the J.K. Rowling. Find the one house on the block that is middle of the road but has exterior maintenance issues.  This will allow you to get a good deal on the house but not cost you too much to fix.
  4. Look for the house of many colors. If you are lucky, you will find the one house that still looks like it belongs in the 70's.  I will never forget the house of many colors.  Every room had different color carpet.  It was hideous but very easily fixed for just pennies on the dollar.
  5. Finally, take pride in what you have found.  This home that you have purchased is yours.  Make it into exactly what you want.  Don't settle for less than your dream home.  You deserve nothing less.

Looking for that one in a million home that needs some tender loving care shouldn’t be that hard. I know of plenty of homes that fit the bill but just need to be loved on a little. These are the homes I love to go back to a year or 2 later to see what has been done to it. Usually, I just want to sell it to see what kind of profit I can get my clients. However, normally, the owners are so happy with the end result that I don’t get the chance for a long while. So enjoy the fixer upper that Harry Potter should inspire you to find and I will settle for making you happy this time.
