When I heard that Broward County was expecting a population growth of 400,000 by 2020, I was surprised but not. We have been watching a steady growth of residents over the last few years come and stay. And why wouldn't they? Broward County has so much to offer that I would want to relocate here even if I wasn't already a die hard resident of way to many years to admit. So when I read the article from the Sun-Sentinel, I was very disappointed in the ney sayers that wrote the article. According to CNN Money, now is the time to buy investment property. CNN did a Hot Spots, Cold Spots real estate outlook to show the projected markets for the top 100 markets in the US. So what does it say and why does the data show that now is the time to buy investment property in Fort Lauderdale and Broward County? Let’s take a look. According to the charts, West Palm Beach/Boca Raton and Fort Lauderdale both have a slight decline in price change in 2007. This means that the average price of real estate will be going down ever so slightly in Broward this year. What does this mean to you as a real estate investor? Now is the time to buy. There will be many houses on the market that might be a little hard to move due to location, property value, necessary repairs, etc… So with a keen eye for the diamonds in the rough, coming in and scooping them up should net you a nice profit for rental property and investment property.
