When I heard that Broward County was expecting a population growth of 400,000 by 2020, I was surprised but not.  We have been watching a steady growth of residents over the last few years come and stay.  And why wouldn't they?  Broward County has so much to offer that I would want to relocate here even if I wasn't already a die hard resident of way to many years to admit.  So when I read the article from the Sun-Sentinel, I was very disappointed in the ney sayers that wrote the article.  Let's just look at a few of the great things that will come out of increased population when it relates to ... um, say, real estate for instance.  HA HA!

Investing in real estate can be a hair raising experience sometimes. Do you buy this home or that home? Do you get one that doesn’t need a lot of work or do you get one to totally redo? Real estate investment should be fun and profitable. Let’s take a look at some of the things you should include in your real estate investment decision.

  • Take the time to talk with me or whomever you choose as a realtor to find the right property and then jump! The average home appreciation in Fort Lauderdale is 13.3% for 1 year. So waiting is not in your best interest right now.
  • Determine how much work you want to put into your investment property. This will be determined by how handy you are or how good you are at picking a reliable handy man.
  • Pick the newest old up and coming neighborhood. Look let’s face it. There is only so much land available and older neighborhoods are becoming more popular. So finding the right home in one of these neighborhoods is ripe for the picking right now. I can help you do just that when determining the right real estate investment property to purchase.
  • Don’t go into it as a quick fix. Real estate investment can set you up for retirement well in advance of retirement age if you do it right. 
  • Be the best landlord you can be. There is nothing more frustrating than having to re-rent a real estate investment property because you can’t keep good tenants. This could be for multiple reasons. Just make sure it isn’t because you are a bad landlord. Talk with them and work with them.

Who said that condos weren’t’ worth the effort haven’t been to Fort Lauderdale in a while. There are potentially 5000 new condos being built in downtown Fort Lauderdale in the new few moments. Ever wonder how you can keep up with all of this activity? Let’s look at some advantages to condos and then I’ll show you how you can keep up with all the condo activities.

According to CNN Money, now is the time to buy investment property. CNN did a Hot Spots, Cold Spots real estate outlook to show the projected markets for the top 100 markets in the US. So what does it say and why does the data show that now is the time to buy investment property in Fort Lauderdale and Broward County? Let’s take a look.

According to the charts, West Palm Beach/Boca Raton and Fort Lauderdale both have a slight decline in price change in 2007. This means that the average price of real estate will be going down ever so slightly in Broward this year. 

What does this mean to you as a real estate investor? Now is the time to buy. There will be many houses on the market that might be a little hard to move due to location, property value, necessary repairs, etc… So with a keen eye for the diamonds in the rough, coming in and scooping them up should net you a nice profit for rental property and investment property.
