It's official.  We are in an official real estate slump.  I don't see it as badly as they say because you guys are keeping me hopping every day.  Thank you.  However, I have to be fair and tell you the good and the not so good news just out from the National Association of Realtors.

leona_helmsley.jpgLeona Helmsley, dubbed the "Queen of Mean", died today at the age of 87.  She was most noted for her disrespectful treatment of employees.  She was famous for an ill-fated remark that "only little people pay taxes."  Although she denied saying it, the irony in that statement was that she believed it and was found guilty of tax evasion in 1989.  We all should take from Ms. Helmsley that we should pay our debts.  This is true in any area of our lives, especially in real estate.

I ran across an interesting article over at Property Crossroads about when is the best time to put your home up for sale or make an offer.  Maricel found the idea from Zillow's blog and Leslie Pandey did a great job explaining why certain days are better to buy and sell a home than others.  Here is what she said.

Basically, Thursday mornings is the perfect time to put your home on the market.  Your home will be available for an open house that weekend and most homes get a better price when they are fresh on the market.  The other thing you might want to consider is that if you are wanting to make the best impression, chances are, your home will never be cleaner than the first 2 weeks that you have it listed.  Then life gets in the way and you tend to have to rush around to get everything clean again in order to show.  So maximizing your introduction to the market never hurts.

The other side of the coin is to figure out when the best time to give an offer on a home is usually on the first Tuesday morning of the month.  Her reasoning is that:

  • The owner just made ANOTHER mortgage payment and that usually motivates them to sell.
  • They have usually received all the offers from the weekend before and have obviously not taken them.  Your offer might just entice them to sell.

So don't leave selling your home to luck.  I want to show you how I keep up with the latest market trends and make them work for you.  That is, after all, the name of the game in real estate.  Helping you find and sell your real estate with as little discomfort on your part as I can manage. It's what I do and it makes both of us smile.

stressed_out.jpgSometimes moving can be so stressful! I watch people every day get so excited to get on with their new life in a new place that they get so stress out. They find so much to be done in such a short time that they sometimes get overwhelmed. People stress over many different reasons.

  • Loosing your routine,
  • Finding enough time to get everything done,
  • What will the new neighbors be like?
  • Will the new house work for the kids?

Finally, interest rates have dropped, even if it was by a small portion of a percentage, 0.05%. The average 30-year fixed rate mortgage decreased for the first time in over a month. It just goes to show you that a decrease in sales isn’t always a bad thing. Most experts attribute the drop in mortgage rates to a decrease in sales nation wide. For the last month or so, interest rates have crept up ever so slightly and real estate markets have slowed.

But that shouldn’t bother you here in Broward County. I have been busier than ever recently and am thankful to all of you for keeping me and the Adler team that way. So, once again, I am here to tell you take that leap of fun and faith in the sun. Let’s talk about selling your home to the perfect buyer and getting you that all important sought out perfect price for your memories. Let’s face it, your home is a part of your memory and you should be able to enjoy selling it to someone who will also make great memories there. So let me fix you up with the perfect match in someone who will buy your home and love it just as much or more than you do, if you can imagine that. 

On the buyer side, now is again the time to buy. Interest rates will not get much lower and they have been low for some time. Right now is the time that you can get into the home you want and still be able to afford it with a low interest rate.
