I just love top 10 lists.  They are clear, concise, and to the point.  Yesterday I told you that the market numbers show Florida in a real estate slump.  Don't stress over that, the numbers have a way of working themselves out.  I have no doubt that we will be back on top in the numbers soon.  But that leads me to an interesting top 10 list of why it is the perfect time to buy and sell real estate in Florida.  So here it goes … the top 10 reasons why I think now is a great time to buy and sell real estate in Broward County.

  1. There are many homes on the market that have been there for a while that need to sell.  This makes the seller in the mood to make a deal.
  2. The mortgage rates probably won't go any lower for a while so jump in.
  3. If you can afford it, a 15 year mortgage or ARM rate is a good deal right now and will allow you to gain equity quickly.  Just make sure you can handle it on your budget.
  4. Sellers are a little anxious to sell before things get any worse.  This is another reason to sell quickly.
  5. There are fewer buyers right now due to the uncertainty of the market.  So the competition isn't there like in a buyer's market.
  6. With interest rates poised to go up again, home improvement projects are more affordable if you need to put them on credit.  Although, for the record, cash is always the best way to go. So if you are a handyman, you can find a really good deal.
  7. Investment properties are easier to find as well.  Homes that need a little TLC are definitely not moving as well as the other homes on the market.
  8. The buyers that are out there right now are very cautious and not anxious to jump too quickly (See #5). So having the right real estate agent to negotiate your real estate purchase who knows the market inside and out can make the deal close faster. So right now is perfect to buy if you can act now.
  9. Pre-Approval for a mortgage is easier than ever with the “unstable market”. Mortgage companies WANT you to get into a home so they can make money. So finding a house in your price range and coming to the table with literally cash in hand is much more appealing to a seller.
  10. Finally, I know that people don’t want to put their homes on the market right now so that the house doesn’t look like it has sat on the market for a long time. That is the wrong way to think. The buyers that are out there are very polarized right now. You are either ready to pounce on real estate or are very timid. That means that it won’t take long to find out if your home will sell or not.
