When I heard that Broward County was expecting a population growth of 400,000 by 2020, I was surprised but not.  We have been watching a steady growth of residents over the last few years come and stay.  And why wouldn't they?  Broward County has so much to offer that I would want to relocate here even if I wasn't already a die hard resident of way to many years to admit.  So when I read the article from the Sun-Sentinel, I was very disappointed in the ney sayers that wrote the article.  Let's just look at a few of the great things that will come out of increased population when it relates to ... um, say, real estate for instance.  HA HA!


There are some cons to a large population growth pattern.  I will admit that.  More traffic, more competition at the grocery store for a close parking spot, more water restrictions.  I am not an ostrich with my head in the sand.  But let' take a look at all the good that will come from increased population in Broward County when it comes to real estate.  Shall we?

  1. There will be more people available to buy your home when you go to sell.  This means you should get top dollar for your home.  But remember that you will have to probably pay top dollar to relocate as well.
  2. Downtown life will get better as land will be at a premium and more people will decide to live downtown.
  3. Exercising just got more inviting.  With  more people buying downtown for the convenience, there will be more opportunity to just walk out of your new home and exercise for free!
  4. There will be more jobs required to keep the county running, so the economy will boom!
  5. There will be more options for lifestyle changes.  The real estate world will have to adapt to the different real estate styles that will be desired by the new residents.  The traditional South Florida look might change a little.
  6. There should be more shopping available.  New real estate means new shops and shopping centers.
  7. With a reinvigorated real estate market, there should be ample opportunity to invest and make some money with rental properties.  Just remember to be a good landlord.
  8. Population growth means that the real estate market will be even hotter than before.  People will want to sell in order to move where they have always wanted to before their dream home is snatched up.
  9. Competition should increase for things like restaurants, entertainment, and social events.  This only means that the options will get better. 
  10. And finally, the real estate market will be so busy that you will need to do a little more research as to which Realtor you should use.  Make sure that your Realtor knows the market trends and can get you exactly what you want.
