When to put your Broward County home up for sale or make an offer

I ran across an interesting article over at Property Crossroads about when is the best time to put your home up for sale or make an offer. Maricel found the idea from Zillow's blog and Leslie Pandey did a great job explaining why certain days are better to buy and sell a home than others. Here is what she said.

Basically, Thursday mornings is the perfect time to put your home on the market. Your home will be available for an open house that weekend and most homes get a better price when they are fresh on the market. The other thing you might want to consider is that if you are wanting to make the best impression, chances are, your home will never be cleaner than the first 2 weeks that you have it listed. Then life gets in the way and you tend to have to rush around to get everything clean again in order to show. So maximizing your introduction to the market never hurts.

The other side of the coin is to figure out when the best time to give an offer on a home is usually on the first Tuesday morning of the month. Her reasoning is that:

The owner just made ANOTHER mortgage payment and that usually motivates them to sell.
They have usually received all the offers from the weekend before and have obviously not taken them. Your offer might just entice them to sell.
